SCARBOROUGH — McDonald’s officials envision a new restaurant at 221 U.S. Route 1 designed to meet changing business plans and comfort standards for customers.
First, the exterior of the proposed restaurant must gain Planning Board approval at the board’s Monday, Jan. 28 meeting.
Adam Guilmette, an area construction manager for McDonald’s, said the new restaurant, to be built in the same footprint as the current 30-year-old one, will be “state of the art, 100 percent compliant with the latest (Americans With Disabilities Act) requirements, will include the most current McDonald’s cooking equipment.”
But the site plans presented to the Planning Board Dec. 10 were tabled when board members questioned the height and roof line of the new, 3900-square-foot, building because it did not comply with design standards for the Oak Hill area.
Revisions submitted Jan. 10 by Matthew Brook and John Kucich of Southboro, Mass.,-based Bohler Engineering add a faux second floor to the structure. The additional height will have windows, and the engineers called it “one of a kind” in terms of corporate design.
The restaurant is owned by Braintree, Mass.,-based Hogan Management, which owns McDonald’s franchises throughout New England. In November, company officials estimated it could take about 90 days to raze and rebuild the restaurant.
Other revisions submitted by Brook and Kucich change parking lot light fixtures to resemble those outside the nearby Walgreens, designate one parking space for employees, and change the angle of the restaurant exit.
Brook and Kucich said the revisions should address the reservations about the plan first considered by the board more than 18 months ago. The first request was tabled as the former owners sought to sell the restaurant. It has been owned by Hogan Management since last spring.
The new restaurant would add a drive-through window to alleviate congestion that sometimes backs up to Route 1, and 10 parking spaces would be eliminated in favor of a lane in front of the restaurant to divert traffic away from Route 1 to Plaza Drive.
Plaza Drive intersects Route 1, and access from the road would be expanded to the restaurant parking lot as another method of reducing traffic flow from the parking lot to Route 1.
