YARMOUTH — A conceptual proposal to build a four-lot subdivision at 475 North Road was presented to the Planning Board at a workshop on Wednesday, Nov. 10.

According to a letter sent to Vanessa Farr, Director of Planning and Development, from engineering firm BH2M of Gorham, the parcel is located on the eastern side of North Road, north of Concord Circle.

Applicants William and Kim Palli intend to build a four home clustered subdivision on 10.6 acres of their 31.85 acres land and create a 475-foot road off of North Road. The lots will range from .44 acres to 1.58 acres. The development dedicates 6.9 acres to open space, about 65 percent of the parcel. The open space will abut the open space for the Granite Falls Subdivision located north of the parcel along North Road creating a large area of open space and access to Pratt’s Brook Park.

Stacy Stevens, chairman of the Planning Board, said the application will come back before the board as a formal application but it could be as late as next year. 

“This was a very routine meeting,” Stevens said. “We received the information and residents and neighbors were invited to attend. They will be invited again when the formal application is considered.”
