The proposed Rivalries sports pub in Falmouth is too big a facility on too small a lot. The current proposal is out of step with local goals and local zoning ordinances.

Falmouth requires buildings to provide adequate parking. The proposal, for a pub at least the size of the Foreside Tavern, includes less than half as much parking. And the Foreside Tavern lot is frequently full.

Falmouth is committed to reducing the amount of storm water running into the Foreside. The proposed pub covers over twice the square footage allowed by current zoning, and therefore dumps twice as much run-off into Casco Bay, with no plan for mitigation.

Falmouth wants to preserve its rural character by concentrating development in designated areas along major roads. Mixed use requires buffering between commercial and residential areas. Part of the buffer between the proposed building and the adjacent neighborhood consists of a dumpster.

The current Rivalries proposal requires a lot of revision before it fits in the Falmouth the town has said it wants.
