CAPE ELIZABETH — The Ocean House Road property formerly occupied by Cumberland Farms has been sold.

The new owner, Dr. Jin Hwang of Gentle Family Dentistry at 4 Scott Dyer Road, said he plans to replace the former convenience store and gas station with two mixed-use buildings.  

Hwang’s project is on a lot adjacent to one at 12 Hill Way, where a medical office building and apartment complex have already been proposed. The two projects are on the same triangular piece of land formed by Ocean House and Scott Dyer roads and Hill Way.

The 12 Hill Way project, proposed by Amber and Zev Myerowitz of Cape Chiropractic and Acupuncture, is scheduled to go before the Planning Board April 25.

The former Cumberland Farms at 287 Ocean House Road has been vacant since 2014.

Hwang, who has had an office on Scott Dyer since August, said he plans to move his dental practice to the property at the gateway to the town center.

“It’s a better location with visibility,” he said. “The current (building on Scott Dyer Road) is a small office and it’s outdated.”

Hwang, a Falmouth resident, said his plan is that each of his new buildings will have two second-floor, two-bedroom, two-bathroom apartments. His practice would use the first floor of one building, and he hopes to lease the other first-floor space to a lawyer or health-care professional. 

Each building would be 2,500 square feet.

Hwang has not approached the Planning Board, but Town Planner Maureen O’Meara said she is aware of Hwang’s plan.

O’Meara said the first step for projects such as Hwang’s is a workshop. She said there is one scheduled next month, but Hwang should probably take more time to prepare.

“These are significant projects and we want applicants to take their time,” she said.

Hwang said he is working with a civil engineer, who is drawing up a plan to present to the board. The project would require demolition of the former Cumberland Farms building.

O’Meara said town center standards require “a village feel.” The new buildings would have to be built 25 to 35 feet from the front edge of the property, with parking in the rear.

Hwang said he bought the building and lot from Cumberland Farms on March 9 for $275,000. The convenience store and gas station moved across the street to 298 Ocean House Road in 2014. It had been at the former location for more than 25 years, according to O’Meara.

The new dental office would be “state of the art,” Hwang said. He said in a modern facility he could offer laser and cosmetic dentistry. He currently employs three people at Scott Dyer Road, and said he plans to hire two more people to work at the new location.
