SCARBOROUGH — Amendments to the zoning ordinance that would make it possible for developers to build higher-density structures at Dunstan Corner are headed to the Planning Board for review.
The Town Council on July 21 unanimously approved the first reading of the amendments. The Planning Board will now review the proposal and hold a public hearing on Aug. 8.
The amendments, which were suggested in the town’s Comprehensive Plan, would improve zoning consistency in the area, expanding the Village Residential 2 zone that exists in the Dunstan Crossing development to a much larger area.
The Comprehensive Plan Implementation Committee held two public meetings with residents and landowners in the area to review the proposed changes.
“CPIC suggested rezoning this area for higher density residential zone,” Assistant Town Planner Jay Chase said during the July 21 Town Council meeting.
The change would allow different types of residential development, from single-family homes to multi-family buildings, and encourage more walkable areas and common spaces such as parks. New construction would be designed in rectangular blocks with interconnecting streets to establish more of a neighborhood feel.
The new zoning would also allow more agricultural uses, such as gardens, small farm stands and some animals.
All the new subdivisions in the zone would be served by public sewer and water, although single-family homes could still use private wells and on-site waste water.
