BRUNSWICK — The Planning Board on Tuesday unanimously approved a proposal to redevelop the site of a former Cook’s Corner motel into space that would include a Goodwill store and, potentially, several other businesses.
The board voted 3-0 to approve the application of Just Because LLC to convert the one-time home of the Atrium Inn & Convention Center, at 21 Gurnet Road, into a complex that might also include a bank, a restaurant and a retail shop, according to a memo from planning staff.
The site, bounded by Thomas Point Road, Perryman Drive and Bath Road, would be known as The Plaza at Cook’s Corner.
In March, the board gave its OK to a preliminary plan for the project. But the final go-ahead hinged on the April 29 vote.
Just Because, owned by Auburn-based developer George Schott, purchased the 9.5-acre property in 2008 and then razed the motel. Schott, who owns other properties at Cook’s Corner and throughout Brunswick, plans to develop 6.2 acres of the parcel in two phases.
The first phase, to be completed by the end of the year at a cost of $1.4 million, includes construction of a 14,700-square-foot shop that would be occupied by Goodwill Industries.
In the second phase, three smaller buildings would be constructed over the next few years, but no tenants have been secured for those sites. If a proposed public road is constructed nearby between Gurnet and Thomas Point roads, two of the buildings would not meet zoning requirements for setbacks and parking. But on Tuesday, the board granted waivers of those requirements.
The state must complete reviews of the project’s impact on traffic and storm-water flow before it can go forward.
In other business, the board approved a sketch plan for a four-lot subdivision and private drive at 89 Harpswell Road. The one-acre parcel would be the site of four houses to be constructed by Habitat for Humanity.
The first house is expected to be complete later this year, with the others to be built over the next few years. The subdivision must receive approval of a final application from the board.
